Empira Group develops 161,459-square-foot Ruby hotel on Kurfürstendamm in Berlin

The Empira Group, one of the leading investment managers and project developers for real estate in the DACH region and the USA, is developing its first hotel project in Berlin in collaboration with the Ruby Group as the operator. The hotel, located in the renowned Ku’damm Eck, will offer over 375 rooms across a total of 15,000 square meters, providing a stylish and luxurious hotel experience in Berlin’s City West.
The building, formerly known as the Swisshotel on Kurfürstendamm 227, has been owned by Empira for a year. The conversion creates another German Ruby Hotel that combines lean luxury with the architectural substance of a listed building in a unique way. The new hotel will span floors 5 to 11. The lively public areas are located on the 3rd floor of the Ku’damm Eck building, and the 12th floor will feature a rooftop terrace offering panoramic views of Berlin’s famous shopping and cultural boulevard.

Just a few steps from the hotel, guests can explore some of Berlin’s most famous landmarks, including the Kaiser Wilhelm Memorial Church, the Berlin Zoo, and the lively Concept Mall Bikini Berlin. Thanks to excellent public transport connections, the location also offers easy access to the Brandenburg Gate, Potsdamer Platz, and Museum Island. Furthermore, Berlin Brandenburg Airport (BER) is just 35 minutes away by car or public transport, making it a convenient choice for both business and leisure travellers.
The Ruby Hotel in Berlin is expected to open in the first quarter of 2028.
